Southward Lawn Road, N620 July, 2017
Located within the Highgate Conservation area, this 5 bedroom detached house on a steeply sloping site had a 1960’s interior, an unsightly single storey extension across the rear and an awkward loft conversion providing a comparatively small extra room within a large roof space.
The Clients had clear ideas in wanting to create a Master Bedroom in the loft, retain 4 first floor bedrooms (with 3 bathrooms) and push out at the rear for full width of the house to significantly increase kitchen, dining, living space at ground floor level.
A set of Schuco 6 metre wide sliding doors and two large flat glass rooflights provided masses of natural light to the new focus point of the house. Piling and reinforced retaining walls had to be introduced to create a large paved terrace with planters and steps leading up past a second raised terrace to garden level. Walls painted a subtle grey and black Basalt slabs to terraces and steps produced a striking contrast and back drop to shrubs and plants.
Being situated on a large site, planning permission for the rear extension was easily obtained but the roof conversion proved more difficult before we were successful in obtaining consent for a half gable extended roof frame which provided more floor space than the Client had hoped for, allowing us to design a generous master shower room, 2 No. dressing rooms and additional storage cupboards.
The lower half of a two storey front bay had been decimated 20 years ago by the introduction of a square projection with modern casement windows and rendered walls. This was removed and the original faceted bay reinstated complete with matching brickwork, new window frames and hung clay tiling to the apron above, all of which was designed to match the original.
Dark oiled Oak engineered flooring was laid throughout the entire ground floor area over wet system underfloor heating with the original Herringbone Wood Block floor in the entrance hall being retained, carefully restored and stained to match.
